Dallas offers a vast wealth of living accommodations, from traditional single-family homes to condominiums, lofts, apartments, townhomes and high-rise apartments. During Oklahoma’s 50th Anniversary on June 15, 1957, a new gold and white 1957 Plymouth Belvedere Sport Coupe was buried in a time capsule in downtown Tulsa, Oklahoma. The car is buried under the sidewalk in front of the Tulsa County Courthouse, just waiting to be unearthed on June 15, 2007 — the state’s centennial anniversary.

The citizens of Tulsa are no doubt excited over seeing the classic car come back to life again, taking them back to a time when their grandparents were youngsters in the midst of such things as the beginning of the “Space Race”, to a time when Elvis was gaining notoriety, to a time when a Cold War on the rise, among others.

According to event chairman Lewis Roberts Jr., the Plymouth was chosen because it was “an advanced product of American industrial ingenuity with the kind of lasting appeal that will still be in style 50 years from now.”

As to what was buried with the car – according to the event’s own website, www.buriedcar.com, the contents of a women’s purse, including bobby pins, a bottle of tranquilizers, cigarettes and an unpaid parking ticket, were added to the glove compartment of the car shortly before it was sealed under the concrete sidewalk.

Other items included in the time capsule were:

• 10 gallons of gasoline and 5 quarts of oil

• A Douglas Aircraft Co. aerial map of airport facilities and legend

• Statement from Tulsa council of Churches and prayer for greatest good next 50 years a recently completed history of churches in Tulsa and a directory of the present churches

• Statement from board of education – historical data related to 50 years of education in Tulsa and copies of “School Life” all-high school publication issued by Tulsa high schools each month

• Statements from Mayor and Chamber of Commerce officials

• Flags which have been flown over the national capitol, state capitol and in the county and city

• Other aerial photos of the area

• Statement from Tulsa Trades and Labor Council

• Statements from all former mayors of the city – their record of service and civic accomplishments in the city, state and nationally.

Will the Plymouth, after 50 years underground, still start when its key is turned come June this year? Well hopefully its Plymouth parts will still be in excellent condition enough to put up a great show for all Tulsa citizens.

Plymouth was a marque of automobile based in the United States, marketed by the Chrysler Corporation and DaimlerChrysler from 1928 to 2001.

Billboards are income properties without the usual landlording concerns. Perhaps the biggest problem with investing in billboards is that there are limited opportunities to do so in most areas.

I like the idea of a billboard investment. No toilets to fix, no tenants to evict. Just lease the space, let the renter do all the painting, and collect the income. Of course it might be necessary to upgrade the billboard or repair it every ten years or so, but that just doesn’t compare with the regular problems that come up with other rental real estate.

The best way to make money with billboards used to be buying property and then putting billboards on it. However, this is getting more difficult all the time. Many communities are limiting the number of billboards allowed, or just plain outlawing all new ones.

One way around this that I have seen is to have billboards that aren’t billboards. The most common example is old truck trailers that have been made into “mobile” billboards. These presumably don’t fit the definition of a billboard, and so are left alone. It is just a truck trailer parked near the highway that happens to have advertising on it.

I’m not sure if these are legally secure enough to make advertisers fell comfortable. If not, the rates would be much lower. I might try this if I had a property alongside a highway or busy road, but I wouldn’t invest in property based on this scheme.

Buying Billboard Properties

The new laws and regulations almost never make existing billboards illegal. They are grandfathered, meaning they will be allowed as long as they are there. It may not be okay to replace them, but they can generally be there as long as they can be repaired. These are the properties that you will want to look for to make money with billboards.

The math is relatively simple compared to most real estate deals. On the expense side, you have your financing, property taxes, insurance, and occasional repairs. Advertising for advertisers is usually done on the vacant sign itself, for the cost of the paint. If these expenses are less than the monthly rent coming in, you have positive cash flow, and it may be a good investment.

You’ll want to know how long the lease has to run. Billboards can remain empty for months, so you have to account for that if you buy one with a lease about to expire. Look around at how many empty billboards there are to get an idea of how easy or difficult it will be to get it rented out again.

Do some research on rental rates before you start shopping for properties. Find out the range of rents in the area, as well as information on vacancy rates, if you can. Then, as you narrow your search, get the average rates for other billboards on the same streets where your prospective properties are for sale.

You want the rates on a property you buy to be in line with others in the area. It’s even better if they are low. In that case you might pay a price based on the existing rates and raise the rent when the lease is up.

Ideally you want a property that will have decent cash flow from day one, and has a long term lease with a client who has repeated renewed the lease. Then you might just take that easy return on your investment for many years as the rent also pays off your loan.

There is a strategy that I hesitate to mention, because it seems unfair to me. But it can be profitable. I heard about from an investor who bought a lot real estate with billboards in Arizona. Once he had enough properties in city, he lobbied for a ban on all future billboards,and joined any groups that were doing the same. He urged the city council to “beautify” the city by banning new billboards, knowing that they would always “grandfather” existing properties, including his.

Once the law passed, future competition was eliminated. No new billboards could be erected, despite a city that continued to gain population and businesses. The result, of course, was predictable. Advertising rates on the existing billboards skyrocketed over time. He said he was making a lot of money on the ones he had.

There are a few things that you should be aware of when you’re trying to make it through a breakup intact, and trying to get your ex back while you’re at it. First major thing is a major mistake that the vast majority of people just going through a breakup make: staying in contact with your ex. Too many people think that they can fix the problem by showering their ex with attention or pleading for another shot…which is probably the worst thing you could do right out of the gate.

A breakup happens when one person just needs time and space away from his partner to rearrange his head and get things figured out. It’s difficult for that to happen when you’re still right there in his face. Back off a while, and make no intentional contacts for about a month. This gives your ex time to miss you, and sometimes that alone is enough for your ex to decide to give it another go. More often though, there’s more effort on your part required.

Which is where we come to step 2: living your life. If you sit around pining all day, hating your life and trying to sleep through it, you’re never going to get anywhere with your ex. He’s not going to respect you, he’s not going to be attracted to you…he’s not going to want to get back together with you. And that’s why you need to avoid dropping into a slump, and need to strive to basically be on top of the world.

Even if you feel horrible from the breakup pain (which you probably do), you need to not let that stop you. Get yourself whipped into shape, and hit the town looking your best with a bunch of your best friends in tow. Hang out at a really happening club, and just enjoy yourself. If you’re at the top of your game, you’ll probably attract a lot of opposite-sex attention. The combined effect of all this is that you feel great about yourself, you start to forget your pain, and if your ex finds out…he’ll get jealous as all get out.

People want what they can’t have…and they also want what they used to have but tossed away just in time to find out that it was a lot better than it looked when they had it. Yeah, I’m talking about you. Not only will your ex be missing you from the breaktime, but he’ll be hearing from your mutual friends about how hot you were at the club, and how he didn’t seem to be on your mind at all. This shows a strength and independence that is very attractive, and is going to help a lot in your goal of winning him back.

The town Whitley Bay is a busy town north of Newcastle. It has easy connections by road, rail and airport links available to the major towns which surround it. It has good beaches and promenades. It is probably known for Saint Marys lighthouse situated on Saint Marys Island.

A wide range of arts uses has been identified for the Dome and discussions with potential users also suggest the arts community are fully supportive of the project

As consumer debt in the UK continues to spiral, so too does the number of people in the country who are suffering from the effects of bad credit. If you’re someone who has a bad credit rating, CCJs, arrears, defaults, bankruptcy or no proof of income, then it can be very difficult to obtain financial products or services.

The result of this is that consumer credit agencies are always advising consumers to be sensible when it comes to borrowing. Last month, the Consumer Credit Counselling Service advised British consumers to be wary of taking on large mortgages, as the financial climate is prone to fast and sometimes unforeseeable changes. The Consumer Credit Counselling Service advice came after research undertaken by Yorkshire Bank showed that two thirds of consumers would consider taking out a mortgage up to five times the value of their salary in order to get a foothold on the property ladder.

According to Joel Lewis, a spokesperson for the Consumer Credit Counselling Service: “We would always advise people to be cautious when they take on a large amount of borrowing and to make sure that their finances are secured before they do so.”

However, as property prices across the country escalate, it’s becoming harder and harder for first-time buyers to buy property – thus rendering large mortgages a necessity for some. In fact, research carried out this month by the Council of Mortgage Lenders claimed that new property buyers had to pay a multiple of 3.31 per cent of their income in December 2006 – apparently, the highest percentage on record. Further findings expressed that, during December 2006, the proportion of income spent servicing a mortgage also rose by 17.9 per cent.

According to Oliver Gilmartin, an economist for the Royal Institution of Chartered Surveyors, “first time buyers are increasingly stretching themselves.” However, they’re also finding many ways to combat the Leading property agents: for instance, RightMove found that many parents are now helping their children invest in property because they’re unable to do so on their own.

However, most buyers that are experiencing trouble obtaining a mortgage are sure to find sources of finance in the market. For instance, in Scotland, the City of Edinburgh Council, Glasgow City Council and Communities Scotland all run the Homestake scheme, which is aimed at helping people on low incomes get a foothold on the property ladder. Many people looking for mortgages will also find a choice of resources from which to gain bad credit mortgages. So, if you’re suffering from bad credit, you won’t be entirely short of options.

Don’t forget to get your new guinea pig a toy and wood chews because the guinea pig is a member of the rodent family and it is equally as important that you satisfy the chewing instinct, as it is to learn what to feed them. They can wear down their teeth and this can cause health problems for your new pet.

The aim of this man (Moses) is to expel you from your land of Egypt.  This was not true, the aim of Moses was to take the children of Israel out of Egypt. 

Then Pharaoh said:

Now what do you advise? What we should do concerning this matter?

They said unto Pharaoh:

We should bring every cunning sorcerer, who is proficient in wizardry to outdo Moses in the art of magic.  And so they summoned many of the knowing wizards.

And the sorcerers who were 70 in number came to Pharaoh, and they said: Surely there will be a great reward for us if we are victors against Moses.

Pharaoh answered: Yes of course you have that, and surely you shall be of those brought near to me in status. 

The Egyptian sorcerers threw 70 staffs and 70 ropes, they cast a spell upon the people’s eyes, and overawed them scared them, and produced a mighty spell; they put a spell upon the people’s eyes, misleading them from perceiving the real state of these ropes and staffs, and overawed them, scared them, by making their ropes appear to be slithering snakes, and produced a mighty sorcery.

Allah inspired Moses (saying): Throw your staff!  And he threw it. And lo! it swallowed up their lying show, their staffs and ropes.  Then what?

The Egyptian sorcerers, as well as Pharaoh and his folk, were  defeated, humiliated and ended up abased. Moses was victorious against them.

The meaning of verse 7:124

Pharaoh said:

I shall assuredly have your hands and feet cut off on opposite sides, that is, the right hand and the left foot of every one, then I shall have every one of you crucified; I shall crucify you every one. This was the punishment for anyone who does not believe that Pharaoh is the Lord of the Worlds!

Verse 7:119

QARIB: they were defeated and turned belittled,

SHAKIR: thus they were vanquished there, and they went back abased

PICKTHAL: thus were they there defeated and brought low.

YUSUFALI: so the (great ones) were vanquished there and then, and were made to look small.

Verse 7:120

QARIB: and the sorcerers prostrated themselves,

SHAKIR: and the enchanters were thrown down, prostrating (themselves)

PICKTHAL: and the wizards fell down prostrate,

YUSUFALI: but the sorcerers fell down prostrate in adoration.

Verse 7:121

QARIB: saying: ‘we believe in the lord of the worlds,

SHAKIR: they said: we believe in the lord of the worlds,

PICKTHAL: crying: we believe in the lord of the worlds,

YUSUFALI: saying: “we believe in the lord of the worlds,-

Verse 7:122

QARIB: the lord of moses and aaron. ‘

SHAKIR: the lord of musa and haroun

PICKTHAL: the lord of moses and aaron.

YUSUFALI: “the lord of moses and aaron.”

Verse 7:123

QARIB: pharaoh said: ‘do you believe in him before i permit? this is a plot that you have contrived in the city in order to expel its people from it. now you shall know!

SHAKIR: firon said: do you believe in him before i have given you permission? surely this is a plot which you have secretly devised in this city, that you may turn out of it its people, but you shall know:

PICKTHAL: pharaoh said: ye believe in him before i give you leave! lo! this is the plot that ye have plotted in the city that ye may drive its people hence. but ye shall come to know!

YUSUFALI: said pharaoh: “believe ye in him before i give you permission? surely this is a trick which ye have planned in the city to drive out its people: but soon shall ye know (the consequences).

Verse 7:124

QARIB: i will cut off on opposite sides a hand and a foot, and then crucify you all! ‘

SHAKIR: i will certainly cut off your hands and your feet on opposite sides, then will i crucify you all together

PICKTHAL: surely i shall have your hands and feet cut off upon alternate sides. then i shall crucify you every one.

YUSUFALI: “be sure i will cut off your hands and your feet on apposite sides, and i will cause you all to die on the cross.”
